Maintenance Technician

Under general direction of the Property Manager, the Maintenance Technician is responsible for the overall operation of UCPM and NeighborWorks® Umpqua properties on day-to-day basis, including but not limited to maintaining the asset, tenant relations, and is responsible for directing the apartment community toward the accomplishment of the company’s key goals and objectives listed below:

Increase revenues earned by NeighborWorks® Umpqua properties; Operate and maintain the NeighborWorks® Umpqua properties in superior condition; Create and maintain a positive, stimulating, professional, and safe work environment; Achieve customer satisfaction through responsiveness to needs, enhanced communication, and unparalleled professionalism.

Essential Duties and Responsibilities:

  • Performs project repairs, including those involving cleaning, plumbing, electrical, carpentry, mechanical systems, wall repair, and painting.
  • Responds to daily work orders and maintenance requests from Supervisor and/or tenants.
  • Reports unusual or suspicious activities to appropriate supervisor and property manager.
  • Keeps property managers informed of maintenance and landscape problems.
  • Provides effective and courteous service to residents, their guests, and co-workers.
  • Conducts work tasks in compliance with all safety rules and regulations.
  • Performs maintenance and keeps records of all fire and life safety equipment.
  • Performs preventative maintenance on operational equipment.
  • Establishes and follows building preventive maintenance schedules.
  • Responds to building emergencies on after hour’s situations.
  • Picks up trash on grounds.
  • Creates and maintains a central maintenance workshop, and a project material and tool inventory list.
  • Purchases needed supplies and materials.
  • Ensures a proper turnaround on work order requests and apartment turnovers.
  • Performs landscape maintenance on grounds for NeighborWorks® Umpqua’s buildings, including mowing, edging, weeding, fertilizing, and planting.
  • Learns and diligently uses property management software programs.
  • Learns appropriate strategic goals, strives to attain associated objectives, and communicates relevancy of goals and objectives to management.
  • Other duties as assigned.


  • Six months consecutive experience in residential housing maintenance and landscaping. 
  • Ability to work independently and to follow instructions with minimal supervision. 
  • Ability to operate power tools and landscaping equipment. 
  • Valid Oregon driver’s license and motor vehicle report that matches company insurer’s minimum guidelines.

  • Ability to perform medium to heavy work involving sitting, standing, walking, lifting up to 75 pounds and lifting equipment.
  • Ability to use a variety of hand and power tools necessary to perform mechanical, carpentry, electrical, plumbing, and other building repairs and maintenance work.
  • Ability to operate a variety of landscape equipment including a lawn mower, weed eater, blower, shovels, rakes, etc.
  • Ability to move objects, occasionally requiring the exertion of considerable force.
  • Ability to coordinate eyes, hands, fingers in performing maintenance tasks.
  • Ability to drive motor vehicles, including trucks.
  • Ability to operate office equipment such as personal computer, printer/fax, and calculator.
  • Ability to coordinate eyes, hands, and fingers in performing word processing, writing, reading, and similar tasks.
  • Ability to exert physical effort involving climbing stairs, moving from one area to another or standing/sitting for periods of time.
  • Visual acuity necessary to inspect buildings and review documents.
  • Hearing acuity sufficient to use a telephone and communicate with residents and staff.
